Reducing balance, not flat
This calculator uses the reducing-balance method, where interest is charged on the outstanding amount, which is how business and project loans are almost always priced. A flat rate charges interest on the original amount for the full tenor — the same headline percentage costs materially more. If a quote does not say which basis it is on, that is the first question to ask.
The EMI is not the cost of the loan
Processing fees, documentation and legal charges, valuation, insurance where it is required, and any prepayment charge all sit outside the instalment. Two sanctions with identical EMIs can differ by a meaningful sum once those are counted.
Moratorium changes the picture
Project loans frequently carry a moratorium while the plant is built and commissioned. Interest usually continues to accrue during it, so the instalment afterwards is higher than a simple calculation on the sanctioned amount suggests. Model it before you commit to a repayment start date.
